Perth Rental Market: Signs of Easing, but Affordability Remains a Challenge

Perth's rental market is showing some signs of easing, although rents remain high and affordability continues to be a challenge for many Western Australians.

According to Cotality's Quarterly Rental Review for September 2026, Perth's median weekly dwelling rent reached $798, making it the second most expensive capital city in Australia, behind Sydney.

While rental growth has slowed, Perth rents are still 8% higher than a year ago. The city's vacancy rate has also increased to 2.2%, up from 1.2% a year earlier, suggesting renters may be starting to see a little more choice.

For property investors, Perth's gross rental yield is sitting at approximately 4.0%, with units continuing to offer higher yields than houses.

The figures highlight a market that's gradually becoming less competitive for tenants, but where the cost of renting remains a significant issue.

For WA, the need for more housing across a range of price points remains important, particularly as population growth continues to place pressure on existing supply.
